Job Description
First-time franchisees may expect to deal with the Real Estate Manager as their main point of contact. In order to support franchisees in the selection of sites and the identification of optimum ones, this position will draw on personal experience, research, and contacts with real estate brokers.

Qualifications:
- Partner with legal team to complete any applicable leases, purchase agreements, or other transactional paperwork, offering business guidance and permission when necessary to finalize deals.
- Having a portfolio master sheet on hand will help you keep track of lease expirations and store performance. Excel proficiency is a need.
- People who work in the environmental, health, and safety field should work together to find and solve complex environmental issues that could affect the outcome of a transaction.
- gives advice on where to reside to the company’s employees. Presents choices and suggestions to business team leaders and other stakeholders.
- Maintain a solid market knowledge and awareness of new store opportunity points, trends, competition, developing markets, and other elements that drive educated real estate choices in a given region.
- Loss prevention and risk assessment coordination is essential in real estate problems, such as transportation, finance, health and safety.
- Maintains and monitors lease and option expiration dates. Works with business teams and aids top management in coordinating decisions for all lease activities, including renewals, relocations, and terminations. Participates in the coordination of new location openings and closings.
- It’s critical to monitor and analyze the transaction’s financial components. Leases and other business transactions are made more efficient via the use of internal authorizations.
- Responsible for all lease and property-rights-related issues with internal stakeholders, landlords, property managers, and brokers as the main point of contact
- Develop good working relationships and effective communication with the construction department and development partners on all aspects of new site due diligence, including liaising with local authorities throughout the permitting process.
Skills:
- Contractual knowledge, such as leases, agreements to buy or sell real estate, due diligence and construction documents.
- Communicative abilities in both writing and spoken communication that may be used in a number of situations,They must also be able to speak confidently in front of both small and large audiences
- A history of delivering high-quality projects in an environment where speed, flexibility, and a lot of work are the norm.
- Teamwork and the capacity to build good connections with both internal and external stakeholders are critical components of the job.
- The required education and experience may be satisfied by a combination of education from a recognized institution and relevant work experience totaling nine (9) years, which can be substituted year for year.
